Overview + Key Features
This project is underway at a newly constructed commercial property. Our scope includes hardscape and irrigation work, along with landscaping that involves planting 250 trees, 2,750 shrubs, and 6,819 perennials.

​Challenges​
Given the scale of the site, the project was divided into multiple phases, and plant deliveries were staggered to align with each one. We ran into longer-than-expected lead times for several items, including aluminum utility yard screening, custom tree grates, paver colors, and various site amenities. To keep things moving, we sourced plant materials from multiple vendors based on availability and volume. Another key challenge was the need to finalize the irrigation system early. Since sleeves had to be installed by the Early Site Contractor, we had to complete the irrigation layout and submit detailed drawings well ahead of schedule to avoid delays before hardscaping began.

​Solution
To help manage the challenges we faced, we focused heavily on coordination with the general contractor. The project was broken into phases, and we tied each phase to a master plant list to clearly identify what should be planted where. This gave the design team better visibility into the planting sequence and allowed us to build a tagging schedule around each phase. Knowing some plant varieties might be hard to source, we created a substitution list early on. This made nursery tagging across multiple vendors much smoother and helped avoid delays. We also pre-purchased longer lead-time materials early in the project and arranged for on-site storage to keep things moving once installation began. Another key piece was pushing the irrigation design through ahead of schedule so we could secure approvals and have sleeve locations finalized in time for early sitework. Drawing on past experience and planning ahead has been a big part of keeping this project on track.
